Specialist Disability Accommodation (SDA)
Purpose-built housing for people with extreme functional impairment or very high support needs
What is SDA?
Specialist Disability Accommodation (SDA) is purpose-built or modified housing for NDIS participants with extreme functional impairment or very high support needs. SDA funding is separate from other NDIS supports and covers the cost of accommodation that meets specific design standards.
SDA is only for a small number of NDIS participants (approximately 6%) who need specialist housing to achieve their goals. It's not general disability housing, but rather housing with specific design features to cater to extreme functional impairment.
SDA Design Categories
SDA is built to four design categories, depending on the level of physical access required:
**Improved Liveability:** For people with sensory, intellectual, or cognitive impairment. Includes better acoustic treatment, more accessible fixtures, and improved lighting.
**Fully Accessible:** For people with significant physical impairment. Wheelchair accessible throughout, including bathrooms, bedrooms, and living areas.
**Robust:** For people who may inadvertently damage property. Enhanced structural elements, reinforced surfaces, and more durable fixtures.
**High Physical Support:** For people with significant physical impairment requiring very high levels of support. Includes ceiling hoists, larger spaces for assistive technology, and easier access for support workers.
SDA Building Types
SDA comes in different building types to suit various lifestyle preferences:
**Apartments:** Self-contained units in multi-dwelling complexes **Villas/Duplexes:** Semi-detached properties **Houses:** Standalone properties **Group Homes:** Multiple bedrooms with shared living areas
SDA can accommodate:
- Individual residents (one-bedroom)
- Couples or parent-child (two-bedroom)
- Shared living with other participants
All SDA must meet NDIS design standards and be enrolled with the NDIS Commission.
Eligibility and Application
To be eligible for SDA funding, you must:
- Be an NDIS participant
- Have extreme functional impairment or very high support needs
- Require specialist housing to achieve increased independence, participation, or improved safety
- Have SDA deemed reasonable and necessary by the NDIA
Application Process
- Discuss with your LAC or support coordinator
- Undertake SDA assessment (often by OT)
- Assessment report submitted to NDIA
- NDIA determines eligibility and appropriate design category
- SDA funding included in your plan
- Search for and choose SDA property
- Sign SDA agreement with provider
The process can take 6-12 months or longer.
Finding SDA Properties
Once you have SDA funding approved:

- Specialist SDA websites and databases
- SDA providers' own websites
**What to Consider:**
- Location and proximity to supports, family, community
- Who you'll live with (if shared accommodation)
- Design category match to your needs
- Building type preference
- Compatibility with support arrangements
- Lease terms and agreements
