NDIS Home Modifications

Access funding for home modifications through the National Disability Insurance Scheme

Overview

The NDIS provides funding for home modifications that are reasonable and necessary to help you live independently and participate in your community. Funding is divided into minor modifications (under $1,500) and major modifications (over $20,000).

Eligibility Requirements

  • You must be an NDIS participant with an approved plan
  • The modification must be reasonable and necessary
  • The modification must be related to your disability support needs
  • The property must be your primary residence
  • You must have permission from the property owner if renting
  • The modification must represent value for money

The Process

Discuss with LAC or Support Coordinator

Talk about your home modification needs and whether they should be included in your plan.

Occupational Therapy Assessment

An OT visits your home to assess your needs and recommend specific modifications.

OT Report

The OT provides a detailed report explaining why each modification is reasonable and necessary.

Plan Review (if needed)

If modifications aren't in your current plan, request a review to have them added.

Obtain Quotes

Get at least two quotes from registered NDIS providers for the recommended work.

Submit for Approval

Major modifications require NDIS approval before work begins. Submit all documentation.

Work Commences

Once approved, the registered provider completes the modifications.

Final Inspection

The OT inspects completed work to ensure it meets the original recommendations.

  • Start the process early - assessments and approvals can take several months
  • Choose an OT with experience in home modifications and NDIS reporting
  • Get quotes from multiple providers to ensure competitive pricing
  • Keep detailed records of all communication and documentation
  • Take photos before, during, and after the modifications
  • Ensure all providers are NDIS registered and properly insured
  • Consider your future needs, not just current requirements
  • If renting, get written permission from your landlord before starting
